Renovation of an office building located at rue Guimard No. 10, 1040 Brussels.
The office building concerned consists of:
- 9 floors above ground, including a technical plant floor on the roof;
- 3 basements (car park, technical premises, archives, etc.).
Floors 1 to 8 are office areas that can each be leased independently.
Floor 9 has the technical premises: boiler room and generator.

Technical and energy audit:
Analysis of possible strategies for renovation of the building in order to provide multi-use leasing zones meeting appropriate comfort, management and energy standards.
Based on the results of this audit, proposed replacement of all technical installations and insulation of the building.
Objective: renovation to BREEAM ‘very good’ standard.
Electricity: power from the existing high voltage box; replacement of electrical panels and distribution boards; lighting by high performance low luminance lamps equipped with light sensors; lighting management; emergency lighting; fire detection; access control; anti-intrusion detection; intercom installation.
HVAC: installation of a reversible heat pump and a set of two condensation boilers for production of hot water; cooling production using a high performance monoblock refrigeration unit; air processing by fan coil units, dynamic beams and 4 ventilation units; centralised building management installation; fire brigade control board.
Sanitary: cold water supply using the existing network; gravity evacuation of waste water and sewage; sanitary equipment and fittings; fire protection using vertex feed reels and pressure boosting unit; rainwater evacuation.
Lift: a 630 kg lift with machinery in shaft, linking the basements and ground floor; a triplex set of lifts, two of which are 630 kg and one 1,000 kg in a shared shaft linking the ground floor to the upper floors.
